In September 2025, the Perth property market continued to experience record-low listings and brisk sales activity, leading to new median price highs for both houses and units.

  • The Perth housing market saw a +1.6 per cent increase in September, with a quarterly rise of +3.9 per cent. Over the past year, Perth house prices have grown by +7.1 per cent, with the median house price now at $895,089.~Source: Cotality

  • Supply remains constrained, with listings sitting 45 per cent below the five-year average, according to Cotality. This scarcity continues to underpin price growth.

  • According to Cotality, Perth’s housing market is moving at pace, with a median selling time of just 12 days.

Perth continues to lead the nation, supported by strong relative affordability, steady population inflows, and exceptionally tight rental vacancies that keep demand well ahead of supply. Whether the RBA moves on rates in November or holds off until 2026 is less consequential here than in other markets—Perth has repeatedly shown an ability to outperform broader macro conditions when supply is this constrained.
Growth in the double-digit annualised range is likely to moderate only if listing volumes rise; if not, detached homes in key growth corridors should keep selling at pace. Cotality data highlights Perth as the strongest performer in monthly value gains across the capitals, reinforcing this outlook.

Perth home price forecasts 2026

Westpac expects Perth property prices to rise by 4.0 per cent in 2026, while NAB forecasts a 3.7 per cent increase. ANZ is slightly more upbeat at 4.3 per cent, and CBA is the most optimistic with a 6.0 per cent projection. ~Source: Open Agent
